Assumptions used

  • Ordinary transient base case: The estimate uses the listed source-backed tax lines for an ordinary taxable transient stay in the jurisdiction boundary. It does not infer an address, parcel, tax district, or property class from the city name.

What may change the final amount

  • Local hotel-tax applicability. The listed state and local lines are modeled for the ordinary in-city scenario supported by the reviewed official sources. Property outside the incorporated boundary, in an ETJ/county/venue or special district, or subject to different fee or exemption treatment can change the result; the estimate is not a parcel-level determination.
  • Stay and mandatory-fee treatment. A 30-day-or-longer permanent-resident treatment, statutory exemption, marketplace collection arrangement, or local treatment of mandatory fees can change the result. The calculator assumes an ordinary transient taxable stay and one mandatory-fee pool.

Austin Short-Term Rental Operating License Overview

Check the jurisdiction and the parcel’s site, spacing, mixed-use or multifamily limit before creating the application. The current rules do not use a universal primary-residence test, but they do restrict how many licensed units can occupy a site.

  1. Check City jurisdiction and site limits

Confirm the address is in the licensing area and the proposed unit count is allowed.

  2. Create the finance account

Set up Austin Finance Online for the property and tax reporting.

  3. Submit the operating-license application

Provide owner/operator, local-contact, safety, and platform information.

  4. Complete notice and quarterly reporting

Pay the notification cost, publish the license number, and file City HOT reports.

Documents to Prepare

  • Austin Finance Online account and property record

Create or confirm the Austin Finance Online property account that will hold both the operating license and City hotel-occupancy-tax reporting.

    Required
  • Owner or permitted tenant/operator information

Use the legal owner or tenant operator information and retain the permission record required for a non-owner application.

    Required
  • Local contact in the Austin metro-area counties identified by the City

Designate a contact in an allowed metro county who can respond within the City’s required two-hour window.

    Required
  • Self-certified safety checklist and platform information

Complete the current safety and code self-certification and list every platform where the STR is or will be advertised.

    Required

Operating Rules After Approval

  • Stay within the site, spacing, mixed-use, or multifamily unit limits that apply to the property.

Stay within the parcel-specific site, spacing, mixed-use or multifamily cap and update the City when required operator facts change.

    Required
  • Provide the required guest information packet and maintain a responsive local contact.

Give guests the required information and keep the local contact able to respond within the City’s two-hour standard.

    Required
  • Keep the license number on listings and file quarterly HOT reports.

Show the active license number on every listing and file the City HOT return each quarter even when a platform remits some tax.

    Required
  • Government approval does not override private restrictions

Austin licensing does not cancel a lease, HOA or condominium restriction. A permitted tenant operator still needs the property authority required by the City and the private agreement.
