Confirm the Property
Verify the address, jurisdiction, property type, eligibility rules, and private restrictions.
Before you list
Prepare the Austin Operating License: prerequisites, documents, fees, application steps, verification, and post-approval work.
Approval path
Verify the address, jurisdiction, property type, eligibility rules, and private restrictions.
Bring the host, ownership, residence, tax, insurance, and supporting records into one file.
Work through the government sequence, then retain the submitted record and confirmation.
Confirm the issued approval, publish required details, and track taxes, changes, and renewal.
Obtain an active Austin STR operating license for an eligible site, publish the number, and maintain quarterly City HOT reporting. Stop first if the address is outside an Austin licensing jurisdiction or the parcel exceeds its site, spacing or unit limit.
Sequence the Austin application from jurisdiction and site limits through finance setup, operator authority, local contact, safety certification and listing verification.
Confirm the address is in Austin full-purpose or limited-purpose jurisdiction and the parcel has capacity under the current site and spacing rules.
Confirm whether the applicant is the owner or a permitted tenant and document site limits; current Austin rules do not impose a universal primary-residence test.
Create or confirm the Austin Finance Online property account that will hold both the operating license and City hotel-occupancy-tax reporting.
Use the legal owner or tenant operator information and retain the permission record required for a non-owner application.
Designate a contact in an allowed metro county who can respond within the City’s required two-hour window.
Complete the current safety and code self-certification and list every platform where the STR is or will be advertised.
Complete the process through the official Austin Finance Online.
Confirm the address is in the licensing area and the proposed unit count is allowed. Success means the address is in full- or limited-purpose Austin jurisdiction and the proposed licensed-unit count fits the current site rules. Resolve boundary or parcel-count conflicts first.
Set up Austin Finance Online for the property and tax reporting. Success means Austin Finance Online contains the correct property and operator and is ready for City HOT reporting. Merge or correct duplicate property accounts before filing.
Provide owner/operator, local-contact, safety, and platform information. Success means the City receives the owner or permitted-tenant authority, local contact, safety self-certification and platform list for the same unit. Correct a missing two-hour contact before submission.
Pay the notification cost, publish the license number, and file City HOT reports. Success means the City notice is paid, the active number is on listings and quarterly HOT returns are calendared. A pending license can still be referred for platform removal after the applicable enforcement date.
Official Austin application information and portal.
Use the City record to confirm the operating license is active for the exact address and operator; a submitted or paid application is not enough.
Match the active Austin number across every platform before the City’s unlicensed-listing removal process reaches the property.
Calendar quarterly City HOT returns, separate state HOT work, local-contact updates and the two-year license renewal with repeat City notice.
An address outside Austin licensing jurisdiction or a parcel over the applicable site, spacing, mixed-use or multifamily limit cannot proceed as submitted.
Owner, tenant authority, unit, local-contact, platform or finance-account mismatches require correction before approval.
Missing safety self-certification, an ineligible local contact or incomplete Austin Finance Online setup can hold the license even when the use is allowed.
