Confirm the Property
Verify the address, jurisdiction, property type, eligibility rules, and private restrictions.
Before you list
Follow the Flagstaff STR license process: prepare TPT and neighbor records, submit online, pay $250, complete posting and safety setup, and renew annually.
Approval path
Verify the address, jurisdiction, property type, eligibility rules, and private restrictions.
Bring the host, ownership, residence, tax, insurance, and supporting records into one file.
Work through the government sequence, then retain the submitted record and confirmation.
Confirm the issued approval, publish required details, and track taxes, changes, and renewal.
Apply for one annual license per Flagstaff STR. The workflow begins with TPT and recipient preparation, continues through the City’s online review and payment sequence, and ends with neighbor notice, posting, safety, and operating setup.
Review the full city guide for property eligibility, taxes, ongoing operations, 2026 changes, and penalties.
Resolve building approval and any ADU owner-occupancy condition before listing.
The application requires the TPT number and location code when applicable.
Record every adjacent, across, diagonal, and applicable same-floor property plus the intended written delivery method.
Use a monitored 24-hour contact able to meet the City’s police-response requirement.
Confirm the active license number and the Flagstaff property location before submission.
Use the legal property address and current owner contact details.
Identify each person authorized to act for the owner and covered by the application attestation.
Use a public contact who can respond by phone, text, or on-site within the required time.
List the required recipient addresses and how written notice will be delivered.
Provide the lawful-presence evidence requested by the application unless a statutory exemption applies.
The owner reviews and signs the legal-compliance and qualifying-background statements.
Maintain the required policy or verify equal-or-greater marketplace coverage before offering the property.
Chapter 3-12 requires statements about legal compliance and the owner and designee’s qualifying background. Treat these as owner-reviewed legal attestations, not routine contact fields.
Create or access the property’s account through the City-linked portal. Success means the portal record is tied to the exact Flagstaff property. If the address or owner cannot be resolved, correct the property record before continuing.
Enter the property, owner, designee, emergency contact, TPT, notice-plan, lawful-presence, and attestation details. Success means every required application record and attestation is attached. Replace a stale or incomplete form before submission.
Applications with missing information are returned; confirm the TPT is active and shows the property location. Success means the City accepts the application for review and provides a trackable record. Answer any request for correction within that same record.
The City publishes a 7-business-day review period for the submitted application. Success means the City completes review and the application becomes eligible for the secure payment step. Do not pay through an unrelated link or treat review status as a license.
After approval, pay the $250 fee and retain the confirmation and emailed license. Success means the portal shows an active annual license with the correct property and contacts. Do not advertise or rent while status remains pending.
Include the license number, STR address, and full emergency-contact details for every required recipient.
Display it within 10 feet of the primary entrance and add the emergency contact and license number.
Confirm $500,000 coverage, required alarms and detectors, extinguisher service, and clear exit paths.
Add the City STR license number to every listing.
Complete or verify the booking-guest NSOPW check no later than 24 hours before arrival and retain evidence for 12 months.
At Stage 2 or higher, secure qualifying outdoor flame devices and keep egress clear of snow, ice, and other obstructions.
Update the license account and send new written neighbor notice within 10 days.
Renew the license, pay $250, refresh application information, and service the extinguisher at least annually.
Update the Arizona license location before resubmitting the City application.
Recheck diagonal and same-floor recipients rather than using only the immediately adjacent parcels.
Allow the published 2–3 business days after confirmed payment, then use the City contact information on the program page.
Verify that the marketplace actually performs the required check; otherwise the owner remains responsible.
Verify the portal shows an active Flagstaff license for the exact property, owner and emergency contact; a fee receipt or pending review is not authorization.
Check that the current posting, safety, notice and any qualifying ADU owner-occupancy records are complete before the first rental.
Track the annual license, TPT and county records, neighbor notice and contact updates so one expired layer does not interrupt lawful operation.
