Approval path

One Property, One Ordered Path from Requirements to Renewal.

Confirm the Property

Verify the address, jurisdiction, property type, eligibility rules, and private restrictions.

Prepare the Required Records

Bring the host, ownership, residence, tax, insurance, and supporting records into one file.

Follow 5 Ordered Stages

Work through the government sequence, then retain the submitted record and confirmation.

Verify and Maintain

Confirm the issued approval, publish required details, and track taxes, changes, and renewal.

Do this first

Outcome and first blocking condition

The Destin application is intentionally the third step, not the first. Clear zoning and conditional/change-of-use questions, then assemble the physical plan, business receipt, Florida license, tax certificate, and property-type documents before choosing the correct MGO form.

Expected outcome: an issued, property-specific short-term rental registration and a launch file that also closes the linked tax, listing, physical-property, and recurring duties.

First blocker: Confirm the parcel is within Destin and identify the exact zoning district from the official map.

  • Zoning-specific annual registration required

The property may operate only in an eligible district after any conditional/change-of-use approval and the city BTR, Florida license, tax certificate, parking evidence, registration certificate, and seasonal sign sticker requirements are complete.

How to complete the Destin short-term rental registration

Each step includes a visible success condition and a stop-or-correct path; a payment receipt is never used as a substitute for issuance.

  1. Confirm the property can register

Resolve district, dwelling type, conditional-use status, and change-of-use requirement with Planning. Success: The file contains an eligible path and every land-use approval needed before final city review. If blocked: If change of use is required, complete it first; an STR application can remain on hold until approval.

  2. Create the physical plan package

Prepare the ownership, scaled site/parking plan, parking count, and notarized affidavit required for the property type. Success: Dimensions, bedrooms, parking, setbacks, impervious areas, access, and right-of-way conditions agree across documents. If blocked: If the plan uses lawn, right-of-way, blocked sidewalk, or excessive tandem parking, redesign before filing.

  3. Obtain the city and state prerequisites

Secure the Destin BTR, correct DBPR license, resale certificate, and any agent or Bert Harris evidence. Success: Every record uses the same owner, property, dwelling category, and active dates. If blocked: If a condo and dwelling license track conflict, confirm the correct DBPR category before uploading.

  4. Submit the correct MGO form

Select condo registration only for a condominium; otherwise use the single-family/duplex/townhome workflow. Success: The portal confirms a complete application under the correct category. If blocked: If staff marks it incomplete, replace the named document rather than creating a second application.

  5. Pay and collect the issued items

After accuracy review, pay the square-foot fee and obtain the certificate and seasonal sign sticker. Success: The issued registration, sticker, approved plan, and annual date are stored together. If blocked: An invoice or payment without issued items is not final authority; follow up in the same portal record.

What to maintain after Destin approval

The issued record starts the operating period. Preserve the evidence that the property stayed eligible and that each recurring duty was completed.

Destin says code-compliance action will be taken when an STR violates applicable zoning, registration, parking, noise, garbage, trespass, sign, or other rules. A submitted registration stays on hold when required change-of-use approval is missing, so portal submission is not authority to operate.

  • Operate parking exactly as approved and keep the plan available for managers and guests

    Required
  • Calendar January 1 re-registration opening and the current season deadline

    Required
  • Maintain the BTR, DBPR license, resale certificate, and applicable county tax account

    Required
  • Record changes to bedrooms, parking, ownership, or use before they create a mismatch with the registration
