Notice Requirement

Phoenix requires the owner or owner’s designee to notify the required neighboring properties before offering the property as a short-term rental.

The city application page also requires notice to registered homeowners associations and registered neighborhood associations within the specified 600-foot area.

Who Must Be Notified

  • Adjacent single-family properties

    Include properties adjacent in the cardinal directions and properties directly or diagonally across the street.

Phoenix directs the owner or designee to send the Notice of Intent by certified mail. Keep evidence showing that notices were delivered or that delivery attempts were made.

Notice Errors to Correct

  • A required recipient group was missed

    Re-run the adjacent, across-street, diagonal, same-floor, HOA and neighborhood-organization tests that apply to the property; send the missing notice before attesting compliance.

  • Receipts do not match the worklist

    If an address, organization or delivery attempt cannot be tied to a certified-mail receipt, correct the worklist and mailing evidence instead of submitting an incomplete package.

  • The attestation is incomplete

    Do not submit an unsigned or unnotarized attestation, or one that refers to a different notice version or permit address.
